San Francisco Home Sales Data – September 2007

Holy Crap… does anyone else realize it’s October? I realized it must have been October when I walked into a Macy’s and there were already Christmas trees. Can someone tell me when we decided to skip Halloween and Thanksgiving and jump right into the jolliest time of the year? I’d like to carve my pumpkin before I start making pie from it. Wait…. there was something else that made me realize that it’s October…. THAT’S RIGHT! MLS September sales data is officially available!

Here’s this month’s summary of home sales pulled directly from the MLS. Remember, these are all closed sales and not pending sales. And there may still be a few lingering sales that haven’t been updated in the MLS just yet… most agents update the MLS data immediately, but there are always a few stragglers. But the bulk of the data is here!

Check back monthly to get the latest facts and figures – and if you have any questions and these statistics, or the market in general, feel free to give me a holler! I’m always happy to talk "real estate!" :-)

Here’s a quick snapshot of the market from September 1, 2007 through September 30, 2007:

Single Family Homes

  • 144 Homes Sold
  • Median Sale Price was $888,500
  • Minimum Sale Price was $460,000
  • Maximum Sale Price was $5,500,000
  • Median Selling Price was 105% of asking price
  • Median Days on Market was 29
  • Median Days on Market for homes that sold within 30 days was 106% of asking price

Condominiums, Lofts & Co-ops

  • 134 Homes Sold
  • Median Sale Price was $735,000
  • Minimum Sale Price was $319,000
  • Maximum Sale Price was $2,150,000
  • Median Selling Price was 102% of asking price
  • Median Days on Market was 29
  • Median Days on Market for homes that sold within 30 days was 104% of asking price

TIC’s

  • 42 Homes Sold
  • Median Sale Price was $649,500
  • Minimum Sale Price was $300,000
  • Maximum Sale Price was $1,495,000
  • Median Selling Price was 100% of asking price
  • Median Days on Market was 59
  • Median Days on Market for homes that sold within 30 days was 105% of asking price
