San Francisco Home Sales Data – December 2007

December has ended and along with it, a crazy year in real estate is also over. So as a REALTOR with access to the MLS, I can now pass on the latest SF Home Sales statistics to you for the entire month of December.

As usual, December sales took a dip – median price is lower than last month, days on market is higher and for the first time in a long time, the median sales price is actually lower than the median list price, albeit it barely, but still, it was lower. It’ll be interesting to see whether this pattern will continue for 2008 and the doom and gloom articles will come to fruition, or if we’ll go back to our usual pattern of a slow holiday San Francisco real estate market followed by a little boom in January with a major boom in Spring. Only time will tell so be sure to check back next month!

So here’s this month’s summary of home sales pulled directly from the MLS. Remember, these are all closed sales and not pending sales.

Here’s a quick snapshot of the market from December 1, 2007 through December 31, 2007:

Single Family Homes

  • 140 Homes Sold
  • Median Sale Price was $797,000
  • Minimum Sale Price was $365,000
  • Maximum Sale Price was $16,000,000
  • Median Selling Price was 99% of asking price
  • Median Days on Market was 46
  • Median Selling Price for homes that sold within 30 days was 102.5% of asking price

Condominiums, Lofts & Co-ops

  • 124 Homes Sold
  • Median Sale Price was $744,500
  • Minimum Sale Price was $1,000 * An error maybe? This was a loft in Inner Mission with a list price of $894,900 and closed in just 14 days!
  • Maximum Sale Price was $2,720,000
  • Median Selling Price was 99% of asking price
  • Median Days on Market was 48
  • Median Selling Price for homes that sold within 30 days was 99.76% of asking price

TIC’s

  • 53 Homes Sold
  • Median Sale Price was $625,000
  • Minimum Sale Price was $255,000
  • Maximum Sale Price was $1,850,000
  • Median Selling Price was 99% of asking price
  • Median Days on Market was 54
  • Median Selling Price for homes that sold within 30 days was 125% of asking price
