<p>As expected, the Farmer&rsquo;s Market was a hit!&nbsp;&nbsp;</p>

<p>Adam also founded the <a target="_blank" href="http://www.facebook.com/innersunsetsf" target="_blank">Inner Sunset Neighborhood Group of Facebook</a>, which&nbsp;he still helps run. </p>

<p>Through&nbsp;the Facebook page,&nbsp;several hundred members have a steady stream of information to keep in touch with the Inner Sunset neighborhood.&nbsp;The group&nbsp;also organizes monthly social gatherings, which have gotten a great response since they began last December. </p>

<p><p>The community is really taking off now. <p>At the begining of June, I had a hernia repair surgery (I actually had&#160;hernias in a few places.)&#160; </p>

<p>Needless to say, I needed a few days to recover, but honestly, it took me WAY longer than I expected.&#160;&#160; </p>

			<content:encoded><![CDATA[<p>OK folks, I have to apologize for being gone so long without even the slightest explanation.&nbsp; </p>

<p>At the begining of June, I had a hernia repair surgery (I actually had&nbsp;hernias in a few places.)&nbsp; </p>

<p>Needless to say, I needed a few days to recover, but honestly, it took me WAY longer than I expected.&nbsp;&nbsp; </p>

<p>And, in addition to just getting my strength back, I ended up with superficial thrombophlebitis of my right arm (which is basically a giant swollen hardened painful vein.)&nbsp; </p>

<p>So, in a nutshell, this here San Francisco real estate blog and <a target="_blank" title="San Francisco Real Estate Newsletter" href="http://www.thecityupdate.com/" target="_blank">The City Update(TM) &ndash; SF&rsquo;s Friendliest Real Estate Newsletter</a> were put on hiatus.&nbsp; </p>

<p>I still worked, but kept it light and made many more phone calls and sent many fewer emails, and unfortunately, put both the blog and the SF newsletter on hold.&nbsp; </p>

<p>The nice thing?&nbsp; Many of you actually missed me!&nbsp; I got several emails asking if everything was ok!&nbsp; And that folks, reminded me why I do this. <img src="http://www.lubasf.com/blog/wp-content/uploads/2009/07/smile2.gif" /></p>

<p>It&rsquo;s not just about SF real estate, it&rsquo;s about the relationships I build with my readers &ndash; both personal&nbsp;AND virtual.&nbsp; <img src="http://www.lubasf.com/blog/wp-content/uploads/2009/07/smile2.gif" /></p>

<p>Where: Starting at the bottom of the colorful mosaic stairway at 16th Avenue and Moraga Street</p>

<p>This summer, a staycation opportunity debuts in the form of a new series of outdoor &ldquo;sense of place&rdquo; treasure hunts for families. Urbia Adventure No.1 is being offered for free and guides you to numerous surprises as families work as a team to solve riddle-like clues in a booklet titled &ldquo;Islands in the Sky.&rdquo; Adults and children together sharpen their abilities to read the natural landscape features easily missed in this urban environment and enhance their future travels in the city or out in the wild.</p>

<p>Unlike traditional guided tours, Urbia Adventure League offers themed, seasonal adventures-by-mail that allow you to decide when to go and who to bring along. The tools: an adventure booklet, a pencil and a team&#8217;s collective wits and senses. The rewards: serendipity, a deeper &ldquo;sense of place&rdquo; in San Francisco, and fun team-building. Each journey is an experience to treasure, and a hidden box at the end contains an added reward for finding your way by solving the clues in this new booklet.</p>

<p align="left">If you know me, you know I&rsquo;m not a morning person. Yet, I was&nbsp;at the San Diego Association of Realtors to improve my Realtor skill set at 7:45am.&nbsp; Six cups of coffee later, I made it through the day.&nbsp; </p>

<p align="left">I&rsquo;m here to take a class for my <a target="_blank" href="http://crs.com/About_CRS/56" target="_blank">Certified Residential Specialist</a> designation, and today and tomorrow&nbsp;- I&rsquo;m here to learn more about listing strategies - which basically means that I&rsquo;m here to help San Francisco homeowners sell their homes faster and for more money. </p>

<p align="left">At least that&rsquo;s the idea. Sellers will still have to be realistic, but having a fabulous real estate agent (like me) <img class="wp-smiley" alt=":-)" src="http://sfcameraphone.com/wp-includes/images/smilies/icon_smile.gif" /> working with them will improve their odds of a smooth, quick&nbsp;and trouble free sale.&nbsp; </p>

<p align="left">Postings will continue to be light until next week, but I promise to provide new info next week &ndash; some of which was sparked by ideas discussed&nbsp; in today&rsquo;s class.</p>

<p>Heres&rsquo;s a little glimpse of the report:</p><font face="TTFFFFF900C07473C0t00">

<p class="main">Sales of single-family, re-sale homes and condos continued rising last month as we enter the Spring selling season. Home sales were up 11.1% from March, off 22.7% year-over-year. Year-to-date, home sales are off 21%.</p>

<p class="main">Condo sales were up 22.3% month-over-month, but off 31.8% compared to April 2008. Year-to-date, condo sales are off 37.6%.</p>

<p class="main">Prices continued the roller coaster ride they&#8217;ve been on for the past few months. After rising 17.3% in February from the month before, the median price dropped 3.2% in March, then rose 2.9% in April, a drop of 23.9% year-over-year. This is the twelfth month in a row the median price has been lower than the year before. The average price also rose, gaining 8.1% month-over-month, but down 19.8% compared to last April .</p>

<p><p class="main" align="left">The median price for loft/condos in San Francisco was flat from March, and was down 14% year-over-year. The average price for condos rose 10.3% from March.&nbsp; The average price was off 15.5% year-over-year.</p></blockquote>
